Professional installation of natural gas water heaters by licensed plumbers who specialize in gas fitting. Available as 40, 50 or 80 gallon tanks, High Efficiency On Demand, or Indirect water heaters, with 6 year or 10 year warranty options.

On Demand: no tank to hold hot water — cold water is piped directly into the heating unit as you need it, so you never run out of hot water.

Indirect: powered by your home’s hydronic heating system, so you operate one natural gas unit instead of two. Typical heat loss is less than ½ degree per hour, and it replenishes hot water 2–3 times as fast as a standard water heater.

Professional installation of electric water heaters in a variety of sizes, including many energy efficient models. Tank warranties include 6 year, 12 year and lifetime options. “A picture is worth a thousand words.” Many septic and drain problems occur underground, where we can’t see what’s happened. With Ready Rooter’s Sewer Inspection Video, we put a camera on the front end of our cable and send it through your pipes to find the malfunction, then project the image on our screen so you can see what’s happening. Seeing the issue lets us diagnose accurately and eliminates guesswork. Commercial sewer inspection video is also available.

Your septic system needs to be emptied and cleaned every two years for optimal performance and to maximize its lifespan. Every service includes:

  1. Tank location — we find your tank lid with a probe rod or electronic locator. We cut your grass, preserve it on tarps, and put it back afterward.
  2. Uncovering the inlet and outlet — we clean and inspect both ends of the tank.
  3. Removal of all contents using a septic pump truck.
  4. Wash-down of the tank to remove sludge that can cause systems to fail prematurely.
  5. Clean-up — all tools and equipment are washed so no waste is left on the lawn.
  6. Yard restored to its original condition.
  7. Two years later, we contact you to schedule your next appointment — no need to keep track.

Every home in Massachusetts must pass a Title V inspection to ensure the septic system is working properly and to protect the environment from failed systems that leach waste into the surrounding ground. Inspections may only be conducted by a state-certified Title V inspector — Ready Rooter has certified inspectors, and we follow Massachusetts DEP regulations and procedures, completing each step on a timely basis so you have your report as soon as possible.

The drain (leach) field is where the water part of household waste is directed, through paths of PVC pipe, chambers or gravel. When the lines stop absorbing wastewater it can back up into the home or break out to the ground, which makes the system “failing” under Title V. After a careful examination, if our technician determines restoration would be effective, we restore the field to working condition; if it’s beyond repair, the alternative is a septic system replacement.

The main line carries waste from your house to the septic tank and can develop cracks or leaks over time. We offer repair and replacement with the highest quality materials, and all workmanship and materials are guaranteed as long as you own your home. Two remedies for replacement:

  • Traditional replacement — Dig Safe identifies the utility lines, we excavate and replace the broken pipe with durable schedule 40 PVC, then backfill and restore your landscaping.
  • Trenchless Pipe Rehabilitation — we insert a Nu Flo liner into the existing pipe for a seamless passageway, avoiding disruption to expensive patios, driveways and landscaping.

Repair and replacement of residential and commercial pumps:

  • Sewage ejector pumps — best when adding a basement bathroom; send fluids to a gravity sewer line
  • Effluent pumps — stationed outside to pump septic effluent to a raised leaching field
  • Sewage grinder pumps — generally used on sewer systems, not septic, housed in a lift station

A drain blockage means no toilet, no laundry, no dishwasher — that’s when you need our emergency service most. We use two types of machines:

Cable machine: a long cable is fed down your drain from the toilet flange or clean-out until it reaches the blockage, breaking it up and restoring flow.

High pressure water jet: shoots high pressure water through your main line to dislodge the blockage and force debris out while thoroughly cleaning the entire line. The jet enters from the septic tank or cesspool, so pressure is directed up and back toward the tank, away from your home.

Two brothers. One Cape. Since 1999.

Kevin and Patrick Sullivan, two brothers originally from South Yarmouth, MA, returned to Cape Cod in 1999 to start Ready Rooter. We are now two independent companies, locally owned and operated. Kevin Sullivan is the president of Ready Rooter, Inc., which offers all services on this site except Title V septic system replacements. That service is offered by Patrick Sullivan’s company, Innovative Earthworks LLC d/b/a Ready Rooter Excavating.
